As the UAE strengthens digital advertising regulations, real estate professionals must stay compliant when promoting properties online. The UAE Advertiser Permit (Mu’lin Permit), issued by the UAE Media Council, applies to all property-related content shared on social media, including posts, reels, stories, videos, and virtual tours.

Official guidance confirms that marketing off-plan properties, listings, or developer projects on personal or business accounts is considered advertising activity. Obtaining the Mu’lin Permit ensures brokers can continue promoting properties confidently while avoiding regulatory risks in the UAE real estate market.


What Counts as Advertising?

Any content used to promote properties on behalf of a brokerage or developer is considered advertising. This includes:

  • Property posts and carousels
  • Reels, stories, and videos
  • Walkthroughs and virtual tours
  • Calls to action such as “DM for details” or “Contact me”

If you are promoting listings that do not belong to you personally, this activity falls under advertising regulations.

The only exemption applies if you are advertising your own business purely as an individual, without promoting specific property listings on behalf of others.

How to Apply

The process is straightforward and can be completed online:

  2. Select Individual Advertiser Permit
  3. Log in using UAE Pass / Emirates ID
  4. Upload your Emirates ID and social media account links
  5. Submit your application

Approval is typically granted within 1–3 working days.
